Real Estate Home Staging

Home Staging is the act of preparing a home (and the contents of the home) for sale, with a special emphasis on presentation and appearance. How you live in your house is totally different from how you sell your house. Staging involves neutralizing the family presence creating less of your imprint and allowing the buyer to see it as their new home. The goal is to grab buyers as soon as they walk through the door and, as they see more of your home, to convince them that this is the place for them. To achieve having your home sell quickly for top dollar while spending a minimal amount of money, it means depersonalizing, removing clutter, fixing little things, updating outdated decorating schemes, featuring architectural characteristics and seeing your home through the eyes of a buyer.

STAGING OPTIONS FOR ANY SITUATION

Occupied Home

The perfect option for a seller living in the house. After the staging consultation, I will stage your home with what you already own. This involves moving furniture from room to room or eliminating furniture out of spaces that have too much. I will rearrange décor items and re-hang art to add some interest. If special touches are needed, décor items from my high-style collection are available for rent. Fee varies upon size and scope of project.

Vacant Home

In vacant homes, I typically stage the main rooms of the house – entry/foyer, living room and/or family room, dining room, kitchen, master bedroom and bathrooms. I stage each room to fit the style and price point of the property being sold. I plan and arrange for the delivery and pickup of furniture that is rented from Teresa’s Touch Interiors high-style inventory. Fee is contingent on size of project and billed monthly.

OUR CONSULTATIONS

Staging Consultation

The purpose of this meeting is to prepare your house for sale. I will meet with the realtor and/or homeowner at the property. This meeting will take between 1 to 2 hours. I will start at the curb and move through the entire home. I will offer my suggestions and answer any questions.

Redesign Consultation

During our consultation, I will get to know you, your likes/dislikes, style and your wants and needs for the room. We will go over items that must stay and items that can be eliminated or used in another room. I will take notes, measurements and pictures of the space to be redesigned. To give me an opportunity to learn your style, I will view the rest of your home. This not only lets me learn your style, but it also lets me see what is available in the other rooms of your home that I may use in the redesign space.

Interior Redesign

Using what you have to create a fresh new look to your home. If you love what you have but can’t seem to achieve the dramatic look you desire, an interior redesign may be the perfect solution for your space. Because I use what you already own, your room makeovers take less time and cost considerably less than traditional interior design. I utilize your existing furniture, art and accessories and position them to recreate the space with style, harmony and balance.

Room Redesign Process

I will transform your room through proper placement of furniture, art, lighting and accessories to reflect your style and personality. I can help by bringing in items you may need, like lamps, area rugs, accent tables, window treatments, art or accessories. If you like anything used in the space, you are free to purchase it. If it’s not for you, I will take it with me when I leave. When finished, your room will be a more beautiful, functional and dramatic space.
